TV walls, accent walls and built-ins in Boca Raton, FL

Boca Raton runs from 1920s Addison Mizner-era streets like Old Floresta to suburban neighborhoods built in the 1980s and 1990s, and about half of its homes are in buildings with two or more units. It is in Palm Beach County, outside the High-Velocity Hurricane Zone. A Boca Raton mailing address does not always mean the home is inside city limits, which matters for who issues your permit.

Permits and building rules

City permits are applied for through Boca eHub, the city's online planning and permitting system. Palm Beach County's Building Division says the HB 803 under-$7,500 exemption does not apply anywhere in the county, so expect normal permit rules, including for any new outlets.

Questions from Boca Raton homeowners

Does the new $7,500 permit exemption apply to a TV wall in Boca Raton?

Probably not, and never to the electrical part. Palm Beach County's Building Division says HB 803 does not apply to property in a flood hazard area, and because all of Palm Beach County is designated a flood hazard area, the exemption does not apply within the county and current permit requirements remain. The City of Boca Raton has published its own Residential Permit Exemption form, so confirm with the city's Building Division before relying on it.

Is Boca Raton in the High-Velocity Hurricane Zone?

No. The Florida Building Code defines the High-Velocity Hurricane Zone as Broward and Miami-Dade counties only, so Boca Raton, in Palm Beach County, is outside it.

My address says Boca Raton. Who issues my permit?

It depends on whether the property is inside city limits. West Boca Raton is an unincorporated community west of the city, so homes there fall under Palm Beach County's Building Division rather than the City of Boca Raton's Building Division.
