Questions from Boynton Beach homeowners

How does the HB 803 permit exemption work in Boynton Beach?

Since July 1, 2026 you can ask for it through the Building Permit Exemption Request tile in Sages, with a copy of the contract or other proof of the work's nature and value, and the city answers with a written determination. Structural, electrical, mechanical, plumbing and gas work still need a permit regardless of cost, as does any property partly or entirely in a flood hazard area, and Palm Beach County's Building Official says all of Palm Beach County is designated a flood hazard area. HOA, zoning and licensing rules still apply even when a permit is waived.

I live west of the city with a Boynton Beach address. Who issues my permit?

Check whether the parcel is inside city limits. Communities such as Aberdeen are unincorporated places west of Boynton Beach, and the Palm Beach County Permit Center handles building permits for the unincorporated area, either at 2300 N. Jog Road in West Palm Beach, at the South County office at 345 S. Congress Avenue in Delray Beach, or online through ePZB.

Do I need my condo association's approval for a media wall in my Boynton Beach condo?

Check your declaration and rules before anyone drills. Under Section 718.113(3), Florida Statutes, a unit owner may not do anything in the unit that would adversely affect the safety or soundness of the common elements, and changes to the common elements follow the declaration's procedure, or need approval from 75% of voting interests if it has none. Boynton's HB 803 exemption is written for single-family properties, so it does not cover condo units.
