Single-family detached houses make up about 38% of homes, and another 9% are attached homes such as townhouses.

The median home was built in 1988, and about 36% of housing units were built in 2000 or later, while about 9% date from before 1940.

About half of occupied homes are owner-occupied and half are rented.

The city oversees 18 locally designated historic districts and 46 individually designated sites. Old Northwood is a National Register district of about 320 buildings, and Flamingo Park has about 458.

Permits and building rules

Permits are applied for through the city's Civic Access portal, and the division is at 401 Clematis Street (561-805-6700). The city's permit FAQ says electrical work is not eligible for the HB 803 under-$7,500 exemption regardless of cost, and its exemption affidavit requires the owner to swear the property is not in a flood hazard area, which Palm Beach County's Building Official says covers the whole county.

Questions from West Palm Beach homeowners

Can I use the HB 803 exemption for a slat wall in my West Palm Beach house?

It is unlikely. The city's Permit Exemption Request Affidavit is notarized, and the owner must affirm the home is a single-family dwelling not partly or entirely in a flood hazard area, that the scope has no electrical, plumbing, structural, mechanical or gas work, and that the job is not split into more than one project. Palm Beach County's Building Official says all of Palm Beach County is designated a flood hazard area, so the exemption does not apply within the county.

Does interior finish work in a West Palm Beach condo need a permit?

Some of it does. The Building Division's FAQ says painting and replacing flooring in a house does not require a permit, but replacing flooring in an apartment or condo does. Electrical work needs a permit in any home, and the FAQ lists Chief Electrical Inspector Jay Cooley at 561-805-6742 for electrical questions.

My home is in Flamingo Park or El Cid. Does the historic district review my project?

The city's Historic Preservation Program says exterior modifications to a historic structure in its 18 local districts must comply with the Historic Preservation Ordinance and the city's Design Guidelines, and the Historic Preservation Board meets monthly. For questions about a specific project, the city's Planner on Call is at 561-822-1461 or planning@wpb.org.
