Permits and building rules

Questions from Hollywood homeowners

Do I need my condo association's approval for a TV wall in a Hollywood Beach high-rise?

Check your declaration and rules first. Under Section 718.113(3), Florida Statutes, a unit owner may not do anything in the unit that would adversely affect the safety or soundness of the common elements, and changes to the common elements follow the declaration's approval procedure, or need 75% of voting interests if it has none. The new HB 803 permit exemption is written for owners of single-family homes, so it is no shortcut for condo work.

Can I skip the permit if my Hollywood project costs less than $7,500?

Only for some non-electrical work on a single-family home. Hollywood says electrical, plumbing, mechanical, gas and structural work always need a permit, the exemption does not apply to property partly or entirely in a flood hazard area, and one project cannot be split into several permits or phases. You request the exemption in writing with the contract or other proof of the work's value, using the city's Permit Exemption Request Form.

Is there a neighborhood group I can ask about local rules?

Many Hollywood neighborhoods have associations registered in the city's Partnership for Engaged Neighborhoods program, including the Hollywood Lakes, Hollywood Beach, Hollywood Hills, Driftwood and Park East civic associations. Condo and HOA rules still come from your own association's documents.
