Questions from Weston homeowners

Can my Weston HOA stop me from building an interior TV wall?

Florida law limits that. Under Section 720.3035(1)(b), Florida Statutes, an HOA or its architectural committee may not enforce or adopt a rule that limits or places requirements on the interior of a structure that is not visible from the parcel's frontage, an adjacent parcel, a common area or a community golf course. The city still advises residents of private and gated communities to check their HOA's or property manager's rules, and condo units fall under the separate condominium law, Chapter 718.

Do I need a permit to add an outlet for a wall-mounted TV in Weston?

Plan on an electrical permit. Weston's page on the HB 803 law lists electrical work among the types of work that are not eligible for the under-$7,500 exemption regardless of cost, and the city asks residents to call the Building Department at 954-385-0500 if they are not sure whether a job needs a permit.

I live in Bonaventure. Is that part of Weston for permits?

Yes. Bonaventure started as a separate development, and its residents voted on April 1, 1997 to join Weston rather than Sunrise, so the City of Weston handles permits there.
