Permits and building rules

The department enforces Florida and Miami-Dade County codes for construction and alteration inside city limits, from the Miami Riverside Center at 444 SW 2nd Ave. Under the 2026 HB 803 law, some work under $7,500 on a single-family home may be exempt after a written request, but electrical work and property in a flood hazard area are excluded.

Questions from Miami homeowners

Does running low-voltage TV or data cable need a permit in Miami?

In the City of Miami, "low voltage computer/TV cable/phone terminal/data communication" is listed as an electrical Easy Permit, a program that lets qualified contractors get small permits by email without plan review. Miami-Dade County's separate permitting office has exempted residential low-voltage categories such as data cables and sound systems for single-family homes, duplexes and townhouses since October 1, 2013, but still requires permits for condos and apartments, so check which office covers your address.

Can I build a media wall in my Brickell condo without asking the association?

Florida's condo law, Section 718.113(3), says a unit owner may not do anything inside the unit that would adversely affect the safety or soundness of the common elements. Changes to the common elements themselves follow the procedure in your declaration, or need approval from 75% of voting interests if the declaration has none. Read your declaration and rules before anyone drills into walls, and ask the association about any wall that is shared or structural.

Is there help for homeowners who want to pull their own permit in Miami?

Yes. The City of Miami Building Department runs a free Homeowner Assistance Program for homesteaded homeowners that walks them through permitting, and a Walk-Thru Express in-person review for small residential projects, many of which can be approved the same day.
