The finished product far exceeded my expectations. The attention to detail and quality of the work were outstanding, but what impressed me just as much was the professionalism of the entire crew.Read full review
Serving Hallandale Beach and all of Broward County
Hallandale Beach is a small, dense coastal city where about seven in ten homes are in buildings of 20 or more units. Most of the housing dates from before 1980, from the canal-front Golden Isles to the condo towers of Three Islands. The city sits in Broward County, inside the Florida Building Code's High-Velocity Hurricane Zone.

What is specific about homes and rules here, with the sources
About 83% of Hallandale Beach's roughly 28,800 housing units are in buildings with two or more units, and 70% are in buildings with 20 or more units.
Single-family detached houses make up only about 9% of homes, and about 3% are mobile homes.
About 70% of housing units were built before 1980, and the median home was built in 1975.
About 55% of occupied homes are owner-occupied.
Golden Isles was built from 1955, when developer H.B. Layne turned a mangrove swamp along East Beach Boulevard into a neighborhood, and the city annexed it in 1978.
In Three Islands, the 4,046 parcels on the city's 2025 security special assessment roll are all residential condominiums and townhomes.
The Building Division handles permitting and inspections under the Florida Building Code and Broward County's administrative provisions, from City Hall at 400 South Federal Highway, open Monday to Thursday. All permit documents go through the city's online self-service portal, and documents emailed to the division are not processed.

Plan on one. The Building Division's FAQ cites Florida Building Code 105.1 and Section 553.79(1), Florida Statutes, which require a permit before electrical systems are installed, altered or replaced, and it names electrical switches and GFCI outlets among the devices that fall under that rule.
Check your declaration and rules first. Under Section 718.113(3), Florida Statutes, a unit owner may not do anything in the unit that would adversely affect the safety or soundness of the common elements, and changes to the common elements follow the declaration's approval procedure, or need 75% of voting interests if it has none. Ask the association before anyone opens a shared or structural wall.
If you own and occupy a one- or two-family house, the city says you may be eligible to act as your own contractor under Section 489.103(7), Florida Statutes. You must supervise any work you do not do yourself and hire licensed subcontractors, such as an electrician, appear in person for permitting, show proof the property is insured and be present for all inspections.
